Job Description
Harper General Contractors is seeking a Project Manager or Assistant Project Manager to join their growing Columbia team. The ideal candidate will have a minimum of 5 years of project management experience and be able to lead a project from start to finish, ensuring timely and profitable completion.

Requirements

  • Serve as the main point of contact for the Owner, Engineer, and Architect
  • Oversee the project to make all critical project decisions
  • Estimating and Preconstruction: assist in Harper’s efforts regarding estimating, scheduling and interviewing trade partners, etc.
  • Produce, collect and process all pay applications and invoices for the project, for trade partners, vendors and Owners
  • Ensure the creation, approval, and management of Owner contracts, Subcontracts, POs, and FSAs
  • Ensure proper project decisions with Superintendent to ensure timely and appropriate decisions related to the field
  • Oversee the project safety requirements along-side the Superintendent
  • Ensure and is responsible for creating and updating Schedules along-side Superintendent
  • Support Superintendent in the coordination of all trade partner's scopes of work
  • Manage office personnel to ensure staff development
  • Ensure proper project set-up in Procore
  • Ensure project data is kept current and accurate
  • Develop and implement working relationship with Safety Manager
  • Assist Owner and Design teams in obtaining required permits
  • Assist the Superintendent on implementation of inspections for the project
  • Project reporting: Owner monthly reports, Monthly job costs status reports
  • Ensure proper project close out including required documentation to Owner
  • Ensure by documenting and executing a proper Harper punch list prior to inviting Owner and design team punch list
  • Navigate and understand how to utilize directory, drawings tab, Recent drawings, Overlay function of previous drawings, Attachments to drawings, Create inspections, Know where and how to utilize information from meeting minutes, Create and track an Observation, Utilize the photos application, Create and maintain the punch list, Create an RFI for review by Superintendent and seek RFI information where applicable
