Role OverviewThe Groundskeeper / Porter plays a vital role in creating a clean, safe, and welcoming environment for residents, guests, prospects, and team members. This position is responsible for maintaining the overall cleanliness, curb appeal, and appearance of the community. The Groundskeeper / Porter works closely with the Service Supervisor and Property Manager to ensure the community remains safe, attractive, and operates in accordance with company standards.
What You Will Do
Maintain the overall appearance and curb appeal of the community, perform daily inspections of the property and common areas, remove litter, debris, and trash from grounds, parking areas, breezeways, and amenity spaces, and assist with landscaping efforts.

Requirements
- High School Diploma or GED preferred
- Previous groundskeeping, porter, janitorial, landscaping, maintenance support, or related experience preferred
- Ability to read, understand, and follow verbal and written instructions
- Valid driver's license and reliable transportation required
- Ability to work independently and as part of a team
- Ability to perform physical labor in both indoor and outdoor environments
- Previous multifamily housing, hospitality, commercial property, or janitorial experience
- Experience operating landscaping equipment, pressure washers, hand tools, and basic maintenance equipment
- Familiarity with property maintenance and safety procedures
