Maintenance Manager

The Service Manager oversees all aspects of maintenance operations for the community, ensuring high-quality apartment maintenance, efficient unit turns, and full compliance with safety and regulatory standards. This role serves as the leader of the maintenance team and is responsible for setting priorities, managing resources, coaching team members, and partnering closely with the Community Director to ensure the property is safe, well-maintained, and operating efficiently.

What You Will Do

Plan, prioritize, and delegate daily maintenance, unit turn, cleaning, and grounds activities to ensure timely completion and operational efficiency. Oversee the completion of service requests and preventative maintenance, ensuring work meets quality, safety, and company standards.

Requirements

• High school diploma or equivalent required; trade or technical certification preferred.
• 3+ years of high-rise property maintenance experience.
• HVAC and pool certification required or obtained within 60 days of hire.
• Proven experience leading, scheduling, and developing a team.
• Strong working knowledge of building systems, including boilers, fuel pumps, elevators, generators, compactors, and split unit HVAC systems.
• Strong working knowledge of plumbing, electrical, and appliances.
• Experience managing budgets, vendors, and maintenance expenses with a cost-conscious mindset.
• Strong organizational, communication, and problem-solving skills.
• Ability to work a flexible schedule, including on-call rotation and weekends as required.
• Professional demeanor, strong people skills, and ability to handle conflict and resident concerns effectively.
