Job Description
The MEPF Construction Superintendent is responsible for overseeing the MEPF areas of a construction project, coordinating and scheduling construction crews, determining construction requirements, and ensuring subcontract work meets specifications.
Requirements
Coordinate and manage daily field operational objectives, timelines, and goals.
Monitor the overall progress of a project and work site, review processes and practices within teams to ensure consistency, efficiency and quality of delivery.
Review construction documents to determine contractual requirements.
Manage the safety of a job site by actively walking the site, participating in inspections, training and meeting with staff and subcontractors regularly.
Review shop drawings and submittals for conformance with project specifications.
Manage/conduct MEP pre-Installation meetings.
Verify and document that all materials installed for the project are in conformance with the approved submittal, are handled and stored appropriately, work with owner and trade partners to resolve issues.
Assist in needed updates to the Procore QAP (Quality Assurance Manual) manual, as well as developing new sections as we identify new scopes of work.
Keep up with industry changes and regulatory standards and trends to stay abreast of issues in the field, make adjustments to company standards project’s related sections, practices and procedures as necessary.
Act as a liaison between the different trades requiring power, water, conditioned air to complete their work.
Assist with planning of work in relation to phased work and/or flow of work for the project as it relates to mechanical/electrical, plumbing and sprinkler systems.
Assist with reviewing cost of work related to RFI’s and change orders for MEP work.
Assist with reviewing RFI’s submitted by MEPF contractors to ensure they are complete.
Assist with as-builts, which should be maintained throughout the construction.
Assist with scheduling to ensure to MEPF items have adequate time to accomplish their work.
Ensure the work performed by the MEPF contractors adheres to the project's details and specifications.
Review drawings to account for completeness between MEPS systems.
Review shop drawings with programmer and installer to ensure installation will meet design criteria.
Work with controls to ensure we have adequate controls for temporary use of equipment for temp heat and cooling.
Ensure any changes or additions to the MEPF drawings are coordinated with controls contractor.
Assist with scheduling and planning of controls for start-up and operation.
Work to ensure trending programming will be ready for commissioning and if any global commands for thermostat operation are needed, they are programmed up front.
Review systems with each of the trades to test/troubleshoot/start-up any specialty systems.
Support Field Leadership and project management team to build quality in every project.
Work in concert to manage the overall MEPF coordination and complete periodic constructability reviews of the model.
Work closely with test and balance to ensure they are following the schedule and flow of work.
Assist them with getting punch items completed in a timely manner to ensure they have time to complete their work.
Coordinate with controls and fire alarm contractor to ensure there will be no conflict between each of trades work.
Assist to ensure areas are clean and ready for return air balancing.
Review TAB reports for completeness and accuracy.
Work with commissioning (Cx) team to ensure each MEPF trade is following the Cx plan.
Work to pre-commission systems with the contractors, then assist with Cx for Final Commissioning.
On projects with no 3rd party Commissioning (Cx), assist team to complete in-house System Verification (Sv) Testing.
Work with the fire alarm (F/A) contractor in design to ensure the “matrix” is completed and stays up to date.
Then ensure any changes or additions to the MEP drawings are coordinated with fire alarm contractor.
Assist with scheduling and planning of fire alarm testing.
Review the F/A device location addresses.
Check Fire Safety Design (FSD) operation with mechanical systems to ensure these are properly zoned by F/A contractor and assist the authority having jurisdiction during final testing.
