Role OverviewThe Occupancy Specialist is responsible for achieving maximum occupancy at the property, interacting with current and prospective residents, and maintaining accurate records of resident transactions. The ideal candidate will have experience with affordable housing programs such as LIHTC and Section 8, and take pride in their work. The Occupancy Specialist will work in a collaborative team environment and be part of Vesta's success story.
What You Will Do
The Occupancy Specialist will be responsible for applications, move-ins, and lease renewals, including re-qualifying applicants annually and on an interim basis. They will also be responsible for maintaining accurate records of all resident transactions, issuing resident receipts as necessary, and reviewing and previewing reports and confirming TRACS transmission ready.

Requirements
- HS diploma or equivalent
- 2 years of related experience in a property management or apartment leasing office
- Experience with site based affordable housing programs strongly preferred, specifically HUD and Section 8
- COS Certified Occupancy Specialist and/or CPO Certified Professional of Occupancy certification strongly preferred
- Experience with Yardi strongly preferred
- Successful completion of a background check and drug screen required
- Valid Driver's License and clean driving record required
