Job Description
Hillwood is seeking a Senior Development Analyst to support a broad range of development, financial underwriting, pre-development, land development, and operating activities across real estate and industrial projects. The ideal candidate will have strong financial and operational acumen, sound judgment, and the ability to manage multiple projects in a fast-paced environment.

Requirements

  • Develop and maintain financial models to underwrite development, acquisition, and disposition opportunities.
  • Evaluate new business opportunities, including rental rates, returns, equity multiples, and other key investment metrics.
  • Prepare, analyze, and reconcile development budgets, including variance reporting between projected and actual costs.
  • Lead due diligence for development opportunities, including analysis of use cases, financing markets, cap rates, taxes, and regulatory considerations.
  • Conduct site feasibility analysis, including review of zoning, utilities, drainage, access, visibility, environmental conditions, and title.
  • Conduct and track market research to monitor market dynamics, regulatory changes, target industries, and competitive activity across Texas.
  • Support all phases of development, including land acquisition proposals, leasing strategies, contract negotiations, and business development efforts.
  • Collaborate with internal teams to develop conceptual budgets and project schedules.
  • Oversee preliminary design phases, lead design review meetings, and coordinate accelerated scheduling efforts as needed.
  • Identify and implement value engineering strategies to improve cost efficiency and long-term asset performance.
  • Oversee third-party consultants and related contracts, including geotechnical, engineering, environmental, surveying, and other professional services.
  • Solicit, review, and evaluate bids from contractors, architects, engineers, and consultants to ensure alignment with scope, schedule, and budget.
  • Serve as a primary liaison for customers, brokers, consultants, contractors, and government officials throughout the project lifecycle.
  • Coordinate across development, acquisition, finance, debt, and disposition teams to ensure alignment and support investment committee approvals.
  • Provide regular project updates to senior leadership, including performance metrics and risk assessments.
  • Prepare and maintain internal and external reports, data tracking, and project documentation.
  • Support Legal and Risk Management teams to help ensure compliance with applicable requirements.
  • Oversee tracking and reporting of groundwater assets.
  • Ensure compliance with applicable Groundwater Conservation District reporting requirements.
  • Conduct routine asset evaluations and coordinate maintenance or capital improvements.
  • Collaborate with water customers to support accurate delivery, billing, and reporting.
  • Build and maintain relationships with transportation agencies, counties, municipalities, and other public-sector stakeholders in target regions.
  • Assist with developing public engagement strategies related to incentives, permitting, and project timelines.
  • Partner with Marketing to support business development initiatives, materials, strategy coordination, and events.
  • Support regional leadership on strategic and ad hoc initiatives.
