Role Overview

The Service Manager will lead the service department, driving resident satisfaction through efficient execution of work orders, managing maintenance operations and inventory, and keeping community systems at peak performance. The role requires a strong track record of managing vendor relationships and implementing preventative maintenance strategies.

What You Will Do

As a Service Manager, you will wow residents with impeccable service, craft cost-saving initiatives, manage budgets effectively, and lead by example, providing mentorship and coaching. You will also guide the maintenance team's hours, focus, and on-call schedule, and nurture relationships with service providers.

Requirements

  • HVAC Certified
  • Lease-Up Experience a Must
  • Proven experience as an HVAC Service Manager or a similar role
  • Strong knowledge of HVAC systems, components, and controls
  • Leadership and team management skills with a focus on collaboration
  • Excellent problem-solving and decision-making abilities
  • Familiarity with budgeting and cost control principles
  • Practical communication skills for interactions with team members, vendors, and residents
  • Relevant certifications and licenses in HVAC systems
  • Familiarity with property management operations is a plus
  • Have a valid driver's license, clean driving record, and a reliable vehicle to use for everyday work assignments and on-call rotation
  • Possess own basic tools
  • Ability to lift 50+ lbs and walk multiple flights of stairs daily
  • Strong customer service skills and a can-do attitude
